For over a decade, a former shooting range in a fast-developing part of Baltimore County remained undeveloped due to extensive surface soil contamination and a previously approved office park development that had failed. These challenges had deterred many potential developers.
Realizing the potential of the location, the property underwent a rezoning and entitlement process for much-needed mid-priced single-family housing. During the approval process, an extensive environmental cleanup was conducted under state supervision to address the surface soil contamination that had previously deterred other developers.
A national homebuilder committed to purchasing the entire subdivision prior to land closing and hired us to develop the property, which involved grading and installing infrastructure for 86 single family lots. The neighborhood was enhanced with a conservation easement-protected forest buffer on three sides, along with various on-site amenities, such as a large playground, pocket parks, extensive nature trails, and a communal lawn. The project was a huge success, selling out a year ahead of schedule, and ownership of the utility company was retained in the sale.
